For property managers
One order, every apartment
Huoneistokierros brings a housing company's apartment-specific inspections and maintenance work together into one agreed visit. For you, that means fewer individual orders and a documented picture of the apartments' condition to support the board's decisions.

What you get
Less hassle, a clearer overview
An apartment-by-apartment report
Findings for every apartment: what is in order, what to keep an eye on and what needs repairing. Faults left unrepaired are listed apartment by apartment. The report is delivered electronically to the housing company's maintenance system or as a PDF or Excel file.
Fixed prices for the budget
Work on the price list is charged at fixed prices, usually per apartment or per item. The total price is agreed before any work begins.
A price estimate to share with the board
The price calculator's estimate can be shared with the board as a link or printed on an A4 page for the meeting papers.
One visit to every apartment
The agreed work is done on the same round. Residents only need to arrange access to their apartment once. If you wish, we can also go through the common areas on the same visit at the same prices.
Smoke alarms taken care of
Since 1 January 2026, the housing company has been responsible for acquiring and maintaining the apartments' smoke alarms. Inspection and replacement can be done on the same round.
Plumbing and electrical work together
The work on the round is done by plumbers, and you can also order an electrician for the round. Electrical work is carried out by our partner Insinööritoimisto Penttilä Oy (S2 electrical qualification).
The report as a management tool
Findings that are useful all the way to the general meeting
At the annual general meeting, the board must present a written report on the significant maintenance needs for the next five years. The more that report relies on documented information, the more reliable it is. Information from inside the apartments is often the scarcest, because there is otherwise no regular access to them.
The apartment-specific findings in the round report can be used when preparing the maintenance needs report and the long-term maintenance plan (PTS), and recorded in the maintenance log. When the round is repeated, the findings can be compared with the previous round to see whether a fault is a one-off or a recurring problem.
Most faults can be repaired during the round if the client wishes. For faults left unrepaired, the board decides on next steps based on the report.
Getting started
How to get started
Assessment request
Tell us about the housing company and its needs by phone or using the contact form. The assessment and advice are free of charge.
Work and price for the board
Together we choose the work for the round based on the housing company's needs and budget. The board gets a total price, agreed in advance, as the basis for its decision.
Date and notice to residents
We agree on a date for the round so that residents have time to prepare. We can handle the resident notice at a fixed price of €80 per round, or it can be handled by the housing company's maintenance company or, for example, the chair of the board. Key arrangements are agreed in advance. Guidance for residents
Round and report
We go through every apartment and carry out the agreed work in the same visit. Faults found and not repaired are reported to the client apartment by apartment. The report is delivered electronically to the housing company's maintenance system or as a PDF or Excel file. About the round
Do you manage several housing companies?
Let us know in your assessment request if there are several properties. We will go through them together and plan a suitable round for each. We serve housing companies throughout Uusimaa (the Helsinki region).
