Pipe supports

Pipe supports sorted in good time

Pipe supports may have been installed inadequately or left out altogether, even in new buildings and those that have had a pipe renovation. A thorough inspection finds the hidden risks in good time, ideally while the building or pipe renovation is still under warranty.

What pipe supports are

Pipes fixed to the structure

Pipe supports (brackets) fix the pipework mechanically to the wall, ceiling or floor so that the pipes cannot move uncontrollably. Proper supports stop pipes from sagging, prevent vibration and noise from travelling into the structures, and prevent damage caused by thermal expansion.

Why are poor pipe supports a risk for the housing company?

  • Noise: poorly supported pipes rumble and vibrate when water flows through them.
  • Leaks: moving pipes strain the joints, which can lead to a leak or even a burst pipe.
  • Moisture damage: insurance companies do not usually cover damage caused by a slow leak that has continued for a long time.
  • Disputes over responsibility: if a defect is only found after the warranty period, the housing company may be left with the costs.

When defects in the pipe supports are found in good time, they can be fixed with a small amount of work. Found later, the same defects can mean water damage and costly repairs.

Inspection and reporting

From the kitchen to every water fixture

We inspect the kitchen pipe supports and report any faults found for each apartment. As a wider inspection, we can go through all the water fixtures and drains in the kitchen and toilets. Its price is agreed at the free assessment.

Most of the faults found can be repaired during the round if the housing company wishes. Faults that are not repaired are shown in the report so that the board can decide what to do next.

Checklist for the board

How to avoid costly surprises

  • Always have the completed pipework inspected separately at the handover inspection.
  • Make sure the work specification and supervision are detailed enough.
  • Document the progress of the project with photos and notes.
  • Take residents' feedback seriously: noise, vibration or moving pipes point to a possible problem.
  • Bring in an independent expert no later than the end of the warranty period.
