Change in the law
The housing company is now responsible
Responsibility for smoke alarms has moved from residents to housing companies. The transition period ended on 31 December 2025, so from the start of 2026 the housing company is responsible for supplying, installing and maintaining the smoke alarms in every apartment, whether they are battery-powered or mains-powered.
The resident's statutory duty is to report any faults they notice to the housing company without delay, such as a flat battery or an alarm that does not work. Testing the alarm regularly is recommended, although the law does not require it.
In blocks of flats and terraced houses, a missing or faulty alarm also puts the neighbours at risk. More information: Tukes (Finnish Safety and Chemicals Agency), smoke alarms (in Finnish) (opens in a new tab).

Annual servicing
Every alarm tested and documented
We carry out annual smoke alarm servicing for housing companies. The servicing includes testing that the alarms work and cleaning them. Dust reduces an alarm's sensitivity and can cause false alarms.
Documentation also makes it easier to settle any damage claims with the insurance company. If alarms are missing or do not work, the compensation for fire damage may be reduced.
Good to know
Smoke alarms have a best-before date too
A smoke alarm should be replaced at least every 10 years, even if it seems to work. Its sensitivity weakens over time, even if the test button still beeps. The manufacturing or replacement date is usually on the base of the device or near the battery compartment. If you cannot find a date, it is worth replacing the alarm.
