Why it's worth it
The condition of the electrics depends on your own maintenance
Under the Electrical Safety Act (sähköturvallisuuslaki), the electrical installations of a residential block of flats are generally not subject to periodic inspections, so their condition depends on the maintenance carried out by the housing company and the shareholders. Loose connections, outdated fuses and overheating components do not show from the outside until they cause problems.
Electrical work may only be done by a qualified professional. On the apartment round the electrical panels are serviced by an electrician. Most of the faults found can be repaired on the same visit as extra work ordered separately. Faults that are not repaired are reported to the housing company apartment by apartment, in the same report as the other work. Shareholders can also order minor electrical work without arranging a separate visit.

Frequently asked questions
How much does electrical panel servicing cost?
Servicing an apartment's electrical panel costs €35 each, incl. VAT. Repairing the panel is extra work that is ordered separately.
Who carries out the electrical work?
Electrical work is carried out by our partner Insinööritoimisto Penttilä Oy (S2 electrical qualification). On the round, the electrical work is done by an electrician.
Can a shareholder do electrical work themselves?
A layperson may only do the limited jobs that Tukes lists as permitted layperson electrical work, such as changing a screw-in fuse or a light bulb or replacing a broken plug. Laypeople may not do fixed installations: not even a fixed socket or a light switch may be replaced yourself. Opening the electrical panel and other electrical installations are for qualified electrical professionals.
Do the electrical installations in a block of flats need periodic inspections?
As a rule, the electrical installations of a residential block of flats do not require a statutory periodic inspection. Maintaining them is still the owner's responsibility, so regular servicing is worthwhile.
Can electrical work be ordered for the round?
Yes. The housing company can order electrical panel servicing and any repairs needed, and shareholders can order minor electrical work for their own apartment on the same visit, so no separate visit is needed.
