For residents

An apartment round coming to your building?

Your housing company has ordered an apartment round. We visit your apartment once and take care of all the agreed inspections and maintenance work on the same visit.

What happens

How the round works

  • Residents are told the date of the round in advance.
  • Access to the apartment is arranged according to the housing company's usual practice.
  • We carry out the work agreed with the housing company, for example inspecting the floor drain and the smoke alarm.
  • Findings are recorded in a report for the housing company's board.

Notice to residents

  • Apartment round
  • Wed 14 Oct 8am–4pm
  • All apartments, A–C
  • Floor drains and smoke alarms

Kind regards, the board

Before the round

How to prepare

  1. Read the housing company's notice: it tells you when the round will take place and how access to your apartment will be arranged.
  2. Make sure the bathroom floor drain and the cabinet under the kitchen sink are easy to reach.
  3. Following the instructions in the notice, let us know in advance if there are pets in the apartment or anything else the technician should know.
  4. Make a note of any faults you have noticed, such as a dripping tap, a stiff window or a beeping smoke alarm.
  5. If you would like to order extra work for your own apartment, order it at least a week before the round so that we bring the right parts.

Extra work

Your own jobs on the same visit

During the round you can order extra work for your own apartment, so no separate visit is needed:

  • Minor electrical and plumbing work and other small repairs
  • Replacing a bidet shower handle or hose
  • Renewing silicone sealant

Frequently asked questions

Questions from residents

Do I need to be at home during the round?

Not necessarily. Access to the apartment is arranged according to the housing company's usual practice. Check the instructions in the housing company's notice.

Does the round cost me anything?

The housing company pays for the work it has ordered. If you order extra work for your own apartment, you pay for it yourself at the price agreed in advance.

What is recorded about my apartment in the report?

The report records the findings from the agreed work, such as the condition of the floor drain and the smoke alarm. The report goes to the housing company's board for maintenance planning.

Can I order extra work for the same visit?

Yes. You can order, for example, minor electrical and plumbing jobs, replacing a bidet shower handle or hose, or renewing silicone sealant. Orders must be placed at least a week before the apartment round.

Can I claim the household tax credit for the extra work?

You may be able to claim the Finnish household tax credit (kotitalousvähennys) for the labour cost if the work is the shareholder's own maintenance responsibility and you order and pay for it yourself (not through the maintenance charge). In 2026 the credit is 40% of the labour cost including VAT, up to €2,100 per person per year, with a €150 deductible. Work that is the housing company's responsibility does not qualify. The credit is claimed from the Finnish Tax Administration (Verohallinto), and the final amount depends on your own taxation.

Who is responsible for the smoke alarm?

From 1 January 2026 the housing company is responsible for supplying and maintaining the smoke alarms in the apartments. The resident's statutory duty is to report any faults to the housing company without delay. Testing the alarm regularly is recommended.
