A stiff window or a door that does not close properly is often a sign of missed maintenance. On the same round we inspect the windows, and ease and lubricate both the windows and the apartment entrance doors. Findings are recorded for each apartment in the report.

What the work includes

Easing and lubricating the apartment entrance doors.
Any defects found, such as worn seals, are recorded in the report.
When ordered by the housing company, we also replace the seals on windows, entrance doors and balcony doors. The price is agreed separately.

Why it's worth it

Windows are now the housing company's responsibility

The amendment to the Limited Liability Housing Companies Act came into force on 1 October 2026. The housing company is now responsible for maintaining the windows as a whole, including the inner frames, fittings and seals, unless the articles of association state otherwise. Well-maintained windows are therefore more clearly than ever in the housing company's own interest.

Regular lubrication and adjustment extend the life of windows and doors. When a window closes tightly, heat does not escape and moisture does not condense inside the structures. An entrance door that works smoothly also locks reliably.

How it is done

As part of the apartment round

Agree and inform
We agree the timing of the round with the board or the property manager. Residents are notified in advance.
Visit every apartment
We carry out the work in all the agreed apartments on the same round, so access to each apartment is needed only once.
Report
Findings are recorded for each apartment in an electronic report, showing the board what has been done and what is worth keeping an eye on.

How much does window and door servicing cost?

Window inspection costs €16.90 per window and servicing an apartment entrance door €15.90 each. The prices include easing, lubrication and VAT. The total price is agreed before any work begins.

What does easing mean?

Easing means adjusting a window or door so that it opens and closes smoothly and locks properly. At the same time the hinges and fittings are lubricated so they do not wear or stiffen.

Do you also replace seals?

Yes. We replace the seals on windows, entrance doors and balcony doors when the housing company orders it. As windows have been the housing company's responsibility since 1 October 2026, seal replacement is ordered as work for the housing company. The price is agreed separately.

Who is responsible for the windows?

Following the amendment to the Limited Liability Housing Companies Act (asunto-osakeyhtiölaki, 1599/2009), from 1 October 2026 the housing company is responsible for maintaining the windows as a whole, unless the articles of association state otherwise. Existing provisions in the articles of association remain in force.
