What does an unserviced balcony door cost?
Heat leaks and wasted energy
A poorly sealed or warped door lets heat out and cold in. Draughts make the home less comfortable and increase the housing company's shared heating costs.
Water leaks and moisture damage
Worn seals can let rain and meltwater into the structures. If the leak continues for a long time, the result can be rotting frames, moisture damage in the walls and mould growth, and repairing these often means opening up the structures.
Warping structures
A door that is never adjusted starts to sag and puts strain on the frame. Once the seals can no longer compensate, the whole door may need replacing.
Safety and division of responsibility
Unserviced locks and fittings can jam or fail, which weakens protection against break-ins and can be a risk in an emergency. Damage caused by neglect can also lead to disputes over who is responsible.

- Adjusting the door and lubricating the hinges and fittings.
- Checking the condition of the seals. Where needed, we also replace the seals when the housing company orders it; the price is agreed separately.
