It is worth looking at how much your housing company spends on maintenance and repairs each year, and how much of that could have been avoided. On an apartment round, faults, shortcomings and risks are spotted before they can cause costly damage or disruption to residents. During the round ## We inspect, repair and report - We tailor the apartment round package to the housing company's needs. - We inspect the items agreed in advance in every apartment. - Most faults can be repaired during the same visit if the client wishes. - We report the faults found and not repaired to the client, apartment by apartment. The report is delivered electronically to the housing company's maintenance system or as a PDF or Excel file. - If you wish, we can also go through the common areas on the same visit at the same prices. - Work on the price list is done at fixed prices; for anything else, the price is agreed in advance. The work on the round is done by plumbers, and you can also order an electrician, so the apartments' electrical panels, for example, can be serviced on the same visit. Electrical work is carried out by our partner Insinööritoimisto Penttilä Oy (S2 electrical qualification). Residents can order their own extra work for the round, such as minor electrical and plumbing jobs or renewing silicone sealant. You may be able to claim the Finnish household tax credit (kotitalousvähennys) for the labour cost if the work is the shareholder's own maintenance responsibility and you order and pay for it yourself (not through the maintenance charge). In 2026 the credit is 40% of the labour cost including VAT, up to €2,100 per person per year, with a €150 deductible. Work that is the housing company's responsibility does not qualify. Advice is free of charge. 2. ### Assessment If needed, we visit the site and look into your housing company's situation and needs at no cost. 3. ### Plan Together we choose the work for the round based on your needs and budget. The price is agreed in advance. 4. ### Date We agree on a date for the round so that residents have time to prepare. 5. ### Round We go through every apartment and carry out the agreed work in the same visit. 6. ### Report and savings The board gets the findings in a clear report. Small faults are fixed before they become expensive. Frequently asked questions ## Questions about the apartment round What is an apartment round? An apartment round is a regular inspection round planned together with the housing company. We go through every apartment, carry out the agreed preventive work and report our findings. How much does a round cost? Work is charged at fixed prices, usually per apartment or per item. For example, the floor drain inspection costs €10.90 per apartment and the kitchen pipe support inspection €24.90 per kitchen. The total price is always agreed before any work begins. How often should a round be carried out? It depends on the property and the work chosen. Smoke alarms, for example, are inspected annually. We agree a suitable schedule during the free assessment. Do residents need to be at home? The timing of the round and the key arrangements are agreed in advance, and residents are informed well ahead. You can order the resident notice from us (€80 per round), or it can be handled by the housing company's maintenance company or, for example, the chair of the board. What happens if a fault is found during the round? Most faults can be repaired during the round if the client wishes. Faults found and not repaired are reported to the client apartment by apartment. The report is delivered electronically to the housing company's maintenance system or as a PDF or Excel file. The board decides on next steps. Can the common areas be covered at the same time? If you wish, we can also go through the common areas on the same visit at the same prices. Can we order an electrician for the round? Yes.
